Advice on full access sampling and identification survey (pre-demolition/major refurbishment survey) on workplace buildings

Duty holders are required to undertake an asbestos type 3 survey on all non-domestic buildings in order to assess the location of asbestos containing materials (ACM) prior to any pre-demolition or major refurbishment work.

The survey can involve destructive inspection to enable asbestos surveyors full access to every part of the building to determine the location and then describe all asbestos containing materials within the building.

Strict asbestos sample and testing procedures ensure samples are methodically collected and analysed in order to determine the identity of all asbestos containing materials in the building and calculations are made to determine their volume and surface area.

An asbestos type 3 survey is intended to provide duty holders with vital information for tendering the removal of asbestos containing materials prior to major refurbishment work or outright demolition. As a consequence, an assessment of the condition of asbestos containg materials within the building is not required. However, areas of damage are recorded along with locations where more asbestos debris are likely to be present.

An approved asbestos surveying company will typically provide the following results/recommendations:
• A mapping of the site/building
• A mapping detailing locations
• Photgraphs of locations
• Photgraphs of asbestos containing materials
• Sampling of undamaged areas
• Comprehensive Risk Assessment
• Report on areas of immediate attention
